Forensic Scheduler – Project Controls & Delay Analysis

Location: Hybrid (Texas)

Contract Type: Permanent

Salary: $80,000-$150,000 + Bonus

X4 Engineering is seeking a highly detail-oriented and analytical forensic scheduler to join my client's dynamic team! This role involves developing and maintaining baseline schedules, performing real-time schedule updates, conducting delay analysis, and contributing to claims resolution. The ideal candidate has a strong background in CPM scheduling, project controls, and forensic analysis, with a keen eye for identifying schedule risks and discrepancies.

Key Responsibilities:

  • Develop and refine baseline Critical Path Method (CPM) schedules, ensuring alignment with phasing plans.
  • Work directly with project teams to facilitate pull planning sessions, optimizing sequencing and execution strategies.
  • Perform regular schedule updates, integrating actual progress and analyzing changes to the longest and near-longest paths.
  • Evaluate forecast schedules, adjusting logic as necessary to maintain project efficiency and continuity.
  • Conduct QA/QC reviews to detect and correct out-of-sequence logic, ensuring scheduling accuracy.
  • Perform time impact analyses, tracking schedule deviations and assessing project delays.
  • Analyze findings and provide clients with forecast reports, risk assessments, and strategic solutions.
  • Examine and interpret project cost control documents, ensuring financial alignment with scheduling projections.
  • Conduct in-depth research and fact-finding to support claims investigations and dispute resolution.
  • Apply methodologies outlined in AACE for forensic delay analysis, ensuring industry compliance.

Qualifications & Skills:

  • 3–8 years of experience in construction scheduling, forensic analysis, and claims resolution .
  • Bachelor's degree in Civil Engineering or Construction Management preferred.
  • Strong analytical thinking, problem-solving skills, and written communication abilities.
  • Ability to work under pressure, meet tight deadlines , and manage multiple projects simultaneously.
  • Expertise in CPM scheduling , covering both proactive planning and forensic claims analysis .
  • Experience in various sectors, including multi-family, commercial, hospitality, and healthcare projects .
  • Proficiency in MS Project, Primavera P6, and Oracle Cloud scheduling tools.
  • Preferred certifications include PSP (Planning & Scheduling Professional) or equivalent .
  • Candidates based in Austin, Houston, San Antonio or Dallas are preferred, with flexibility for client site travel .
